
Your home is one of your most important investments, and most expensive repairs start as small problems that nobody noticed. A few checks each season catch them early – this is the idea behind planned preventative maintenance.
Spring
- Look over the roof from the ground for slipped or missing tiles after winter storms.
- Check brickwork and pointing for cracks and eroded joints; repoint before water gets in.
- Inspect external timber – windows, doors, fascias – for flaking paint and soft spots.
- Clear air bricks and vents so underfloor spaces stay ventilated.
Summer
- Repaint or treat external timber while the weather is dry.
- Check fences, gates and garden walls for movement.
- Check and renew sealant around baths, showers and sinks – failed sealant is a common cause of hidden leaks.
- Book the annual boiler service before the busy autumn rush; gas appliances must be serviced by a Gas Safe registered engineer.
Autumn
- Clear gutters and downpipes once the leaves have fallen; overflowing gutters soak walls and cause damp.
- Bleed radiators and check the heating works before the cold arrives.
- Check that external ground levels are below the damp-proof course and that soil is not piled against walls.
- Lag exposed pipes in lofts, garages and outside.
Winter
- Know where your stop tap is and make sure it turns.
- Watch for condensation and mould, especially in bathrooms and bedrooms; use extract fans and ventilate.
- Check the loft after heavy rain or snow for leaks and damp patches.
All year round
- Test smoke and carbon monoxide alarms monthly.
- Look for new cracks inside, particularly around doors and windows, and keep an eye on whether they grow.
- Deal with small plumbing drips straight away.
